Who You're Actually Calling

The Phone Script

Open with honesty and a permission question:

The Text Follow-Up

If there's no reply, wait several days and send one—only one—soft follow-up:

"Hi [First Name], just circling back in case the timing's better now. No pressure at all—happy to make a fair, as-is offer whenever it's useful. Reply STOP to opt out."

If they still don't respond, move them to a mail or call sequence instead of texting again.

The Best Times to Reach Tired Landlords

Landlords screen unknown numbers, so timing matters. Early evenings (5:30–7:30 p.m.) on weekdays and late Saturday mornings tend to get the best pickup and reply rates, because that's when self-managing owners are dealing with their properties anyway. Avoid Monday mornings and Friday evenings. Space your touches—call, then wait, then text, then mail—rather than hammering the same channel.
