There's a faster, evidence-based way: start with the people who have already paid cash for property in your market. Public deed records show you exactly who they are. This is the zip-by-zip method for building a list of proven buyers, not maybes.

Why Proven Buyers Beat Networking

A name in a spreadsheet means nothing until you know the person actually buys. Cash-sale records solve that: a recorded deed with no associated mortgage is hard proof that the buyer closed without financing. Build your list from those buyers and every contact is pre-qualified by behavior—you're marketing to people who have demonstrated they have funds and act on deals.

Step 1: Pull Recent Cash Sales by Zip

Work one target zip code at a time. Identify property sales from roughly the last 12 months where the deed transferred with no corresponding mortgage recorded—these are your cash purchases. Deed records list the buyer, but the mailing address may be an LLC's registered agent or an old address. Skip trace your repeat buyers to get a direct phone and email. The goal is a real conversation with a decision-maker, not a letter that dies in a registered-agent's inbox.

Step 5: The First Outreach

Lead with what's in it for them: "Hi [First Name], I noticed you've been buying investment property around [Zip/Neighborhood]. I'm a local wholesaler and I come across off-market deals in that area regularly. What's your buy box—price range, areas, and condition—so I only send you ones that actually fit?" Asking for their buy box does two things: it shows respect for their time and it hands you the exact criteria to match future deals.

Turn the List Into a Disposition Machine

Once you've profiled 20–30 active cash buyers in your zips, dispo changes completely. A new contract comes in, you check which buyers match the area, price, and condition, and you call those three or four people directly. Deals that used to take weeks of blasting move in days—because you're calling proven buyers about properties they already want. Refresh the list quarterly to catch new cash buyers entering your market.
