What wholesaling is

1. Pick one market

2. Build cash buyer list BEFORE deals
200-buyer list before contract #1. Sources: public records (cash transactions 24mo), REI meetups, Facebook groups, auctions, BiggerPockets, ListCentral verified cash buyers. Capture buy box per buyer (price band, beds/baths, neighborhoods, rehab tolerance, financing).
3. Source motivated sellers

- Direct mail to absentee owners — county records + monthly postcards
- Cold call / text — high equity, pre-foreclosure, code violations (1-3% response)
- Probate — county probate records; often motivated within 60 days

4. Run the numbers (70% rule)
MAO = (ARV × 0.70) − Rehab − Assignment Fee

7. Assign and close
Sign Assignment of Contract, buyer wires EMD to title company, closing disburses original purchase price + assignment fee + deed.

- Weeks 6-10: first signed contract
