How Broward County's records system fits together
Every Broward lead type starts as a paper trail in one of three places. Knowing which one tells you what a record can and cannot prove, and why a prepared file saves effort.
1. The courts and the Clerk of Courts
Broward County is the Seventeenth Judicial Circuit (s. 26.021, subsection 17). Under s. 26.012, circuit courts have exclusive original jurisdiction over estate settlement and over cases in equity, which is why probate and mortgage foreclosure cases are circuit matters. Landlord and tenant possession cases sit in county court (s. 34.011). The Clerk of Courts runs the filing desks and public case search:
- Probate and Guardianship handles estates, wills and caveats.
- Family handles dissolution of marriage.
- Circuit Civil handles real property mortgage foreclosure and runs the electronic foreclosure sale site.
- County Civil handles evictions and other landlord and tenant disputes.
The Clerk's public case search is the common doorway. It returns a limited first batch of results, warns that Florida law restricts access to some cases and documents, and states that it is not the official court record.
2. Cities, towns and the county for code enforcement
Florida's chapter 162 lets each county or municipality set up its own code enforcement board or special magistrate. The Broward MPO describes the county as 31 cities and communities, and each city runs its own process, hearing calendar and records. Broward County itself handles code issues only in unincorporated areas, according to its 311 knowledge base (an article last updated in 2022), so a violation address first has to be matched to the right jurisdiction.
3. The county's recorded-document and parcel records
Broward's Official Records search indexes recorded documents back to January 1, 1978, with scanned images from August 1998 onward. Think deeds, mortgages, liens and judgments. Ordinary court filings are not posted there, apart from final judgments. The Broward County Property Appraiser publishes parcel and ownership records online. We could not open the appraiser's site from our research connection, so check its current search screens directly. A lead file joins these layers by parcel number and address.
Probate lists in Broward County
A probate list tracks estates opened with the court after an owner dies. Florida sends estate settlement to circuit court, and in Broward, the Clerk's Probate division sits in the Central Courthouse and takes seven kinds of filings, including wills, caveats, notices of trust and both full and summary administration. A full (formal) administration must go through an attorney, while smaller estates can use the shorter summary route.
You can search cases online, use a public access terminal in a Broward courthouse, or mail a request with a $2.00 fee per decedent name. Reading documents online first needs an eServices login plus a Case Access subscription.
The ListCentral listing describes owner name, property address, mailing address, assessed value, and parcel number and property type. Pricing starts at $0.15 per record; a recent weekly listing (October 12-18) had 31 records at $6.20.

Pre-probate lists in Broward County
Pre-probate comes before the court case. ListCentral builds it by matching public death records to county ownership data, so each row is a recorded death tied to a residence still titled in the deceased owner's name. No heir, executor, phone or email is included, and the property type field helps separate condominium units from houses.
That split matters in Broward because unit owners carry association assessments. Florida law makes a unit owner liable for assessments that come due during ownership and, jointly with the prior owner, for unpaid earlier ones (s. 718.116). Heirs facing those bills can be open to a simple exit; check the building's status before any offer.
Investors wanting the most lead time use pre-probate, and agents use it to meet families early. Pricing starts at $0.15 per record.
Read the guide: Pre-Probate Leads in Broward County. Collection: pre-probate lists.
Inherited property lists in Broward County
An inherited list starts after title has moved. Its source is estate transfer and deed records, so the new owner is an heir rather than the decedent. According to the August 2026 listing, each row carries the deceased owner, the heir named as grantee, the recorded transfer date, assessed value, an estate status of probate, direct transfer or trust, the heir's mailing address, years held, and lot size.
The estate status field matters because not every inheritance goes through probate. Property held in trust or with survivorship rights can pass without an estate case, and homestead property follows its own Florida rules.
Buyers get a named owner and a mailing address. Pricing starts at $0.15 per record. Recent monthly listings: $342.00 (July 2026) and $365.20 (August 2026).

Eviction lists in Broward County
An eviction list shows landlords who have filed to remove a tenant. The lead is the property owner, not the tenant. A landlord paying legal costs and waiting on rent may be a candidate for a quick, no-repairs sale, although a filing by itself does not mean the owner wants to sell. For the full walk-through, read Eviction Lists in Broward County, FL.
How an eviction case moves through Broward County Court
- Notice first. For unpaid rent, Florida's landlord and tenant law lets the landlord end the rental agreement after a 3-day written demand, not counting Saturdays, Sundays and court-observed holidays (s. 83.56). Other lease breaches use a 7-day notice, sometimes with a chance to cure, and tenancies without a set term end by notice periods in s. 83.57.
- Filing. The landlord files a complaint in the county court of the county where the premises sit (s. 83.59), and the county court has exclusive jurisdiction over possession in the ordinary case. The Clerk's County Civil page lists a $185.00 fee for a Removal of Tenant action and says to file under the Seventeenth Circuit's administrative order on filing locations. A landlord's agent can do only the initial filing unless the agent is an attorney.
- Fast track. The statute gives landlords the summary procedure and tells the court to advance the case on its calendar.
- Rent into the registry. If a tenant raises any defense other than payment, the accrued rent must go into the court registry, and missing the deadline of 5 days (excluding weekends and holidays after service) waives those defenses (s. 83.60).
- Judgment and writ. After a judgment for the landlord, the clerk issues a writ to the sheriff, who restores possession after 24 hours' posted notice (s. 83.62).
The Clerk's County Civil division is in the Central Courthouse in Fort Lauderdale, with regional locations, and the Clerk's page also lists an administrative order on referring residential eviction cases to mediation. It gives no eviction-specific search steps, so test the Public Case Search yourself or ask the Clerk. This is general information, not legal advice.
The Broward eviction listing
The listing describes owner name and property address, owner mailing address, assessed value, and parcel number and property type. The existing Fort Lauderdale eviction page is brief and also mentions case filing date; confirm columns in a free sample. Evictions are priced per record, see the eviction collection. Recent listings: August 31-September 6 had 27 records at $5.40, and August monthly had 134 records at $26.80.
Code violation lists in Broward County
A code violation list is built from municipal enforcement notices. Under chapter 162, an inspector gives the violator a reasonable time to correct, then asks the board or special magistrate for a hearing, which is open to the public. Fines can accrue daily until the property complies, and a certified copy of a fine order can be recorded as a lien on the land (s. 162.09). Homestead property cannot be foreclosed on for such a lien.
The August 2026 listing describes case number, document type, owner name, property and mailing address, violation description and parcel ID. Its sources are city notices, so each city's pace and format shape the file. Buyers include repair-ready investors, wholesalers and buy-and-hold owners.
Pricing starts at $0.14 per record; recent weekly files held 182 records ($36.40) and 137 records ($27.40). Read the guide: Code Violation Lists in Broward County. Collection: code violations.
Foreclosure lists in Broward County
Florida mortgage foreclosures are decided in court. In Broward, the Circuit Civil division of the Clerk handles them, and the Clerk names its official foreclosure sale site as an online auction where bidders must register and place a deposit. State law has the clerk sell at public auction on a date set in the final judgment, generally within a fixed window after it (s. 45.031).
The ListCentral listing describes owner name, property and mailing address, parcel ID, document type, auction date, assessment and available bid amount. That makes it a late-stage, time-sensitive list, suited to investors who can move fast and marketers serving attorneys.
Foreclosures start at $0.10 per record; check the current listing. Recent examples: 23 records at $2.30 (August 31-September 6) and 125 records at $12.50 (August monthly). Read the guide: Foreclosure Lists in Broward County. Collection: foreclosure lists.
Pre-foreclosure lists in Broward County
Pre-foreclosure is the early warning. A foreclosure action operates as a lis pendens only if a notice is recorded in the county's Official Records (s. 48.23), and that recorded notice is the usual footprint. The listing describes owner name and property address, owner mailing address, assessed value, and parcel number and property type; it does not itemize the filing type, so check the sample.
Pre-foreclosure gives the longest runway of the distress lists, and it is sensitive to approach, because Florida has rules for people who deal with homeowners in foreclosure (s. 501.1377). Pricing starts at $0.15 per record; monthly files were $283.10 for March through June 2026 and $102.20 for July and August 2026.
Read the guide: Pre-Foreclosure Lists in Broward County. Collection: pre-foreclosures.
Divorce lists in Broward County
Divorce cases are filed with the Clerk's Family Division, which handles dissolution of marriage at the Central Courthouse. Florida divides marital assets starting from an equal-division premise unless a court finds reason otherwise (s. 61.075), which can put a shared home on the table: keep, refinance or sell are all possibilities, not predictions.
The August 2026 listing describes file date, defendant and plaintiff names, property owned, parcel number, case number, property address, legal description, property value, building details and attorney name where available. Phone numbers and emails are not included by default.
Tone matters most on this list, because the parties are in a personal event. Pricing starts at $0.15 per record; recent weekly files held 35 to 52 records ($7.00 to $10.40), and August monthly held 182 records ($36.40).

Which Broward list for which strategy
This table is qualitative reasoning, not performance data. Your buy box and budget decide the real answer.
| Strategy | Lists to start with | Why | Consider stacking with |
|---|---|---|---|
| Wholesaling | Pre-foreclosure, probate, code violations | Owners under time or cost pressure who may accept an off-market offer. | Pre-probate or evictions for extra signal |
| Buy-and-hold | Inherited, evictions, code violations | Heirs and tired landlords may sell a rental-ready or fixable property. | Pre-probate for early access |
| Flips | Code violations, foreclosure, inherited | Visible condition issues and fast timelines suit repair-and-resell projects. | Probate to find estates with a decision-maker |
| Agents | Probate, inherited, divorce | Families may need a trusted listing agent for a sale on a schedule. | Pre-probate for early relationships |
| Attorneys' marketers | Probate, pre-foreclosure, divorce | Families in these cases often need legal help. | Check ethics rules before any outreach |
List stacking in plain words
Stacking means checking whether one property appears on more than one list. A home with a code case and a pre-foreclosure filing shows two pressures at once, so it usually earns a spot at the front of your queue. Normalize addresses, match on parcel number where you can, and keep a note of which signals overlap. For the difference between a raw list and a worked lead, read lists vs leads in real estate.

How discounts work
- Subscriptions: weekly or monthly plans, see the subscriptions page. Prices are not quoted here.
- Bundles: several counties or list types together, see combo deals.
- Volume: larger files lower the effective rate.
- Discount codes: they can bring a file to the from rate.
Worked example (illustration, not market data): 500 records at $0.15 is 500 x $0.15 = $75.00. Add Standard skip tracing at $0.10 per record and the add-on is 500 x $0.10 = $50.00. Premium skip tracing is $0.15 per record. DNC scrubbing is available on request. Learn more on the skip tracing page.
Compliance and respectful outreach
- Phone and text: federal Do Not Call and TCPA rules apply. Florida's telephone solicitation statute (s. 501.059) restricts sales calls to numbers on the state do-not-call list, bars outreach to people who said they do not want it, and requires prior express written consent for automated calls. Scrub before you dial.
- Foreclosure conversations: see s. 501.1377 and ask an attorney before offering services to homeowners in foreclosure.
- Fair housing: do not include or exclude people because of protected characteristics.
- Tone: these lists mark hard moments, such as a death, a divorce or a lawsuit. Lead with respect, state who you are, and never invent urgency.
This is general information, not legal advice.
Common mistakes with Broward lead lists
- Buying every type at once instead of mastering one or two.
- Treating a record as a confirmed seller. It is a signal, not consent.
- Skipping the free sample and finding column gaps after purchase.
- Calling numbers without a DNC scrub.
- Contacting tenants from an eviction list instead of the owner.
- Ignoring jurisdiction. A code case may belong to one of 31 city processes, not the county.
- Making offers before a title check.
Your first 30 days with one Broward list
- Days 1-3: choose your strategy and buy box. Request free samples for two list types and compare columns.
- Days 4-7: buy one weekly or monthly file. Clean addresses, remove duplicates and mark owners who live out of the area.
- Days 8-14: mail a short, honest letter to the first batch. Log each record's status in your CRM.
- Days 15-21: skip trace only the records worth a call, scrub them, then call within the rules.
- Days 22-30: review what worked. Add a second list type to stack, or move to a subscription if you want a steady supply.
Public records DIY, prepared file or national platform

| National subscription platform | Many states in one tool | Subscription model; coverage and fields vary, so compare before you commit |
Broward County real estate lead lists: FAQ
How much do real estate lead lists cost in Broward County, FL?
On ListCentral.US, probate, pre-probate, inherited, pre-foreclosure and divorce lists start at $0.15 per record, code violation lists start at $0.14 per record, and foreclosure lists start at $0.10 per record. Eviction lists start at $0.15 per record. File price is records multiplied by the per-record rate, so a short weekly file can cost a few dollars.
What Broward County lead lists are available?
Eight types are listed for Broward County: probates, pre-probates, inherited property, evictions, code violations, foreclosures, pre-foreclosures and divorce. Each is a separate file built from a different public record, so you can buy one type or combine several. Weekly and monthly periods are offered.
What are motivated seller lists in Broward County?
A motivated seller list is a set of property owners who share a recorded event that can make selling more appealing, such as an estate, a lender filing, a code case or a divorce. The event is a signal, not a promise.
Which Broward list is best for wholesaling?
There is no single best list. Wholesalers commonly start with the types that show an owner under time pressure, such as pre-foreclosure, probate and code violations, then stack a second signal on the same address. Begin with free samples of two types.
Is it legal to buy and use a Broward lead list?
The underlying records are public, and buying a prepared file is common practice. The legal questions concern how you contact people: federal and Florida telemarketing rules, fair housing law and honest mail. This is general information, not legal advice.
How often are the Broward lists updated?
ListCentral.US states that its data is updated daily. Broward files are sold by period: weekly files are refreshed by the close of Thursday, and monthly files are offered for several types. You buy the period you need, when you need it, with no plan required.
What file format do the lists come in?
Lists are delivered as digital files you open in Excel or Google Sheets and import into most CRMs. Listings describe CSV delivery, and some products, such as code violations and foreclosures, are also described as Excel. Check the free sample for exact columns.
Do Broward lead lists include phone numbers and emails?
Listings describe owner names, property and mailing addresses and record details, not phone numbers or emails, so direct mail is the natural first step. Skip tracing is available as an add-on at $0.10 per record (Standard) or $0.15 per record (Premium), and do-not-call scrubbing is available on request.
Can I get a free sample of Broward records?
Yes. ListCentral.US has a free sample page where you can request sample records, plus free sample files for some list types. Use a sample to check the columns, the address quality and whether the records suit your buy box before paying for a full Broward file.
What is the difference between probate, pre-probate and inherited lists?
They sit at three points in one timeline. Pre-probate links a recorded death to a home still titled to the deceased, before an estate case. Probate follows estate cases opened with the court. Inherited follows a recorded transfer, so an heir is already named as the new owner.
What is the difference between pre-foreclosure and foreclosure lists?
Pre-foreclosure is the early signal, usually a lender's lawsuit and recorded notice of the pending case. Foreclosure is later, with the case moving toward a court-run sale and a date of auction in the file. Pre-foreclosure gives more lead time, while foreclosure is more urgent.
Does an eviction filing mean the landlord wants to sell?
No. An eviction filing shows a landlord has taken a tenant to county court, and most landlords simply want possession. It points to owners dealing with lost rent and legal cost, some of whom may welcome an offer. Approach the owner, never the tenant.
Can I build these lists myself from public records?
Yes, in principle. The Clerk of Courts holds court cases, cities hold code cases, and the county's Official Records and Property Appraiser hold deeds and parcels. The catch is time: each source has its own search screens and limits, and matching by hand is slow.
How does list stacking work?
Stacking means finding addresses that appear on two or more lists, such as a code violation and a pre-foreclosure case. Overlap suggests more than one pressure on the same owner, so those addresses often move to the front of the queue. Match on parcel number or cleaned property address.
Are there discounts, subscriptions or bundles for Broward lists?
Yes. Weekly and monthly subscriptions, bundles of several counties or list types, larger files and discount codes can reach the from rate. Subscription prices are not quoted in this guide, so open the subscriptions page and the type collection for current options.
