Georgia is one of the fastest foreclosure states in the country, and that single fact drives how investors work it. Non-judicial sales run on a fixed monthly calendar with no post-sale redemption, so the window to reach a distressed owner is short. Georgia also runs a redeemable tax deed system that behaves unlike a standard tax lien, and it licenses residential and general contractors at state level.
Georgia licenses contractors — and splits the licence in two
Unlike Texas, Georgia does license construction at state level, through the State Licensing Board for Residential and General Contractors. The split matters: a residential-basic or residential-light commercial licence covers homes and small commercial work, while a general contractor licence covers larger commercial scopes.
Trades are licensed separately — electrical, plumbing, conditioned air and low-voltage each have their own state licence under the Construction Industry Licensing Board. Ask which licence your contractor holds, confirm it covers residential work if that is your asset, and look the number up with the Secretary of State's licensing division. Verify current requirements directly with the board; classifications and exemptions change.
First Tuesday, four weeks' notice, no second chance
Georgia foreclosures are non-judicial and fast. The security deed almost always contains a power of sale, the sale is advertised in the county legal organ for four consecutive weeks, and the sale itself happens on the first Tuesday of the month at the county courthouse.
The part that separates Georgia from Alabama or Michigan: there is generally no post-sale right of redemption for the former owner. Once the gavel falls, the equity is gone. For an investor marketing to owners in default that compresses everything — a pre-foreclosure list worked 45 days late in Georgia is often a list of people who no longer own the house. Work the filings fresh and treat the first Tuesday as the deadline. Confirm statutory detail with Georgia counsel.
Redeemable tax deeds: 20% and a barment process
Georgia does not sell plain tax liens. It sells a redeemable tax deed: you take a deed at the tax sale, but the former owner and other interested parties retain a right to redeem for at least 12 months by repaying the purchase price plus a 20% premium.
If nobody redeems, you do not automatically own clear title — you must foreclose the right of redemption through a barment notice process before the deed ripens. Investors who treat a Georgia tax deed as an immediate ownership interest get this wrong. Budget for the barment step and for counsel. This is general orientation, not legal advice.
Year's support: a Georgia probate device worth knowing
Georgia probate carries a device most states do not: year's support, a petition that can set aside estate property for a surviving spouse or minor children, and which can take priority over some creditor claims. It can move title in ways a standard probate timeline would not predict.
For an investor working Georgia probate lists or pre-probate data, the practical read is that the person with authority to sell may not be the person you expect, and the timeline may be shorter than a supervised administration implies. Confirm any specific estate with a Georgia probate attorney.
Vetting a Georgia contractor or agent: a short checklist
- Confirm which state licence the contractor holds — residential-basic, residential-light commercial or general — and that it matches your asset.
- Get trade licence numbers separately for electrical, plumbing and conditioned air.
- On a distressed lead, check the legal organ advertisements before you spend on marketing. Four weeks of notice means the sale date is already public.
- On a tax deed, budget for barment and for the 12-month redemption window before you count the asset as yours.
- Get a certificate of insurance naming you and confirm it covers the actual scope.
- Use a written draw schedule. Never fund ahead of completed work.

Georgia directory FAQs
Does Georgia license general contractors?
Yes. Georgia licenses residential and general contractors through the State Licensing Board for Residential and General Contractors, and licenses electrical, plumbing and conditioned air trades separately. Confirm the licence type covers residential work if that is your asset.
How fast is a Georgia foreclosure?
Fast. Sales are non-judicial, advertised for four consecutive weeks in the county legal organ, and held on the first Tuesday of the month at the courthouse. There is generally no post-sale right of redemption.
How does a Georgia tax deed work?
Georgia sells redeemable tax deeds rather than plain liens. Interested parties may redeem for at least 12 months by paying the purchase price plus a 20% premium. If nobody redeems you must foreclose the right of redemption through a barment process before title is clear.
Which Georgia counties have the most investor activity?
Fulton, DeKalb, Gwinnett, Cobb and Clayton carry the most volume in metro Atlanta, with Henry and Douglas counties active on the edge of the metro.
