The ListCentral investor directory is a free index of contractors, realtors, lenders and property service providers who work with real estate investors, landlords and wholesalers. Every entry is filed by city, state and county — the same geography our county real estate lead lists are built on — so you can pull a list for a market and line up the boots on the ground in that same county.

Listings are free to browse and free to claim. They carry no price and are not sold: directory entries live in a separate database from our paid data products, so nothing here is a lead list and no listing is a paid placement.

Why a county-level directory instead of a city one

County is the unit American property records are filed in. Probate opens in a county court. Tax delinquency is published by a county collector. Code violations, evictions, foreclosure notices — all county. That is why investors buy data by county, and it is why filing service providers the same way removes a translation step: a Harris County list and a Harris County contractor line up without you having to work out which municipality a ZIP code belongs to.

It also matches how the work is actually regulated. Permitting, inspection and in many cases licensing happen at county or municipal level, so a contractor's practical service area is a county question, not a metro-name question. A provider who works Broward is not automatically useful in Miami-Dade, even though both are “South Florida.”

What the categories mean

Every listing is filed under one of five categories:

  • Contractor — general contractors and trades doing rehab, remodel, roofing, framing, paint and maintenance work. The deepest category today.
  • Realtor & Agent — licensed agents who represent investors rather than only retail buyers.
  • Lender & Hard Money — private capital, bridge lending and business funding sources.
  • Property Manager — management for buy-and-hold portfolios.
  • Real Estate Investor — buyers, partners and JV counterparties.

How to use the directory with your lead data

The directory is built to sit one step downstream of a list purchase. A workable sequence:

  1. Pick your market and pull the matching county data — probate, absentee owner, pre-foreclosure, code violations or whichever trigger fits your strategy.
  2. Before you market, open the county section here and identify a contractor who already works that county, so you can price rehab from a real bid instead of a rule of thumb.
  3. Line up capital in advance. The nationwide lenders below are not county-bound and can be approached before you have a property under contract.
  4. When an offer needs local representation or a portfolio needs managing, use the realtor and property manager entries in the same county.

A rehab number guessed from a spreadsheet is the most common reason a wholesale deal dies at assignment. A contractor who works the county is the cheapest correction available.

What is the ListCentral investor directory?

How do I find a contractor in my county?

Open your state page above, then the county heading for your market. Each entry links to a full listing page with category, location and contact details. If your county is not listed yet, ask us to add providers for it through the contact page.

Is it free to be listed in the directory?

Yes. There is no charge to be listed and no paid placement. Submit your business name, category, city, county and contact information and we will review and publish the entry.

Are directory listings the same as your lead lists?

No. Directory entries are free business listings for service providers — they carry no price and never appear in product search. Our lead lists are paid data products containing property owner records such as probate, absentee owner and pre-foreclosure. The two are kept in completely separate databases.

Why organize the directory by county instead of city?

County is the unit public property records are filed in, so it is how investors buy data and target markets. Permitting and inspection are also county or municipal functions, which makes a provider's real service area a county question. Filing both the same way means a county list and a county contractor line up without translation.

How do I remove or correct my listing?

Message us through the contact page with the listing name. We remove or correct entries on request, usually within one business day, no questions asked.

Do you verify the providers in the directory?

We confirm the business name, category and market before publishing, but we do not vet licensing, insurance or work quality. Always verify credentials, references and insurance yourself before hiring, and confirm terms directly with any lender. Listing in this directory is not an endorsement.
