For an investor this is a genuinely different channel from the sheriff's sale: pricing is programme-driven rather than competitive, but disposition usually carries conditions — renovation deadlines, occupancy or resale restrictions, and sometimes a deed covenant enforced by the land bank. Read the disposition agreement as carefully as you would a purchase contract. Confirm programme terms directly with the county land bank.

Judicial foreclosure and an online sheriff's sale

Foreclosure runs through the courts, ending in a sheriff's sale that requires court confirmation before the deed issues. Ohio has moved most counties to online auction platforms, which widened the bidder pool and compressed the discounts that used to be available to those who showed up in person.

Timelines are moderate by national standards — slower than Georgia, far faster than New Jersey. Pre-foreclosure data is workable, and the court record is public throughout. Confirm procedure with Ohio counsel.
