Idaho is a fast-growing, fast-foreclosing state where the tax line moves sharply depending on how a property is used. The homeowner's exemption removes a large share of a primary residence's taxable value — and it does not follow the house when you convert it to a rental.

The homeowner's exemption you will lose

Idaho grants a homeowner's exemption on an owner-occupied primary residence, exempting a substantial proportion of the home's value from property tax up to a statutory cap. A rental does not qualify.

So when you buy a long-held owner-occupied house in Boise and rent it out, the exemption falls away and the taxable value rises — often by a large step. The seller's tax bill is therefore a poor guide to yours, in the same way Michigan's capped value or South Carolina's 4% ratio mislead. Get the county assessor's figure without the exemption before you underwrite the hold, and confirm the current cap with the assessor or the State Tax Commission.

Registration, not licensure — but it is mandatory

Idaho registers construction contractors through the Division of Occupational and Professional Licenses rather than examining them, and registration requires liability insurance and workers' compensation coverage. Contracting without registration is prohibited.

Public works contractors are licensed separately, and electrical, plumbing and HVAC are separately licensed trades with their own examinations. Because the general registration involves no competency test, weight your diligence toward references, insurance certificates and the trade licences. Verify current requirements with the Division.

A 120-day trustee sale

Idaho foreclosures are predominantly non-judicial trustee sales under a deed of trust. A Notice of Default is recorded and the sale cannot occur sooner than roughly 120 days afterwards, with notice published and served in the interim.

There is no post-sale redemption on the non-judicial route, though judicial foreclosure — available but uncommon — carries a redemption period. Four months is a workable but not generous window for outreach, so pre-foreclosure data needs working promptly. Confirm procedure with Idaho counsel.
