Utah runs one of the faster trustee-sale calendars in the West and licenses contractors strictly, through the Division of Professional Licensing. It also carries a piece of lien law most states do not: a Residence Lien Recovery Fund that can protect an owner from a subcontractor's mechanics lien — but only where the owner used a licensed contractor.
DOPL licensing, and why it protects your title
Utah licenses contractors through the Division of Professional Licensing (DOPL). A B100 General Building contractor licence covers general residential and small commercial construction; specialty and trade classifications sit alongside it, and electrical and plumbing require their own licensure.
The reason to care beyond compliance is the Residence Lien Restriction and Lien Recovery Fund. On qualifying owner-occupied residential construction, an owner who paid a licensed contractor in full can generally be protected against mechanics liens filed by unpaid subcontractors, with the fund standing behind it. A four-month trustee sale
Utah foreclosures are predominantly non-judicial trustee sales under a trust deed. A Notice of Default is recorded, a roughly three-month period runs, and a notice of sale is then published and posted before the sale — commonly around four months in total from default.
That is faster than California and slower than Arizona. Practically, pre-foreclosure lists need working within weeks rather than months, and the recorded notices give a firm date.
