The bulk sale rule that can transfer someone else's tax bill to you

When a seller disposes of business assets — which can include rental property — outside the ordinary course of business, the buyer is generally required to notify the Division of Taxation on Form C-9600 at least ten days before closing, with a copy of the contract.

File it and the Division tells the closing agent how much, if anything, to escrow for the seller's outstanding taxes. Fail to file it and the buyer can be held liable for those taxes. Investors buying small multifamily or portfolios in New Jersey get caught by this regularly, because it is a buyer obligation and nobody volunteers it. Raise it with your closing attorney early. Judicial foreclosure, measured in years

For acquisitions that is a long, workable runway: a pre-foreclosure list stays relevant for many months here, and the court record is public throughout.
