MANATEE COUNTY, FLORIDA Real Estate Lead Lists Seven record types, one county, one guide ListCentral.US Priced per record

Manatee County, FL real estate lead lists are downloadable files that pair a property and its owner with a recorded event: an estate, a death, an inheritance, an eviction, a code case, a foreclosure sale or a lender's lawsuit. Investors, wholesalers, agents and attorneys' marketers use them to find motivated sellers around Bradenton, Palmetto and Lakewood Ranch. ListCentral.US offers seven types for Manatee County, from $0.10 to $0.15 per record. Start with a free sample.

A straight word on file size. Manatee County is a mid-sized market, and some of its weekly files are small. Recent weekly foreclosure listings held only four to six records, a recent weekly pre-probate listing held two, and eviction listings are sparse. Weekly probate files are bigger, with recent listings in the range of 15 to 48 records. If a weekly file looks thin, buy the monthly file or a subscription instead of judging the county by one small week.

How Manatee County's records system fits together

Each lead type begins as a filing in one of three places. Knowing which one tells you what a row can prove and what it cannot.

1. The courts and the Clerk

Manatee County belongs to Florida's Twelfth Judicial Circuit, which the circuit's website describes as serving DeSoto, Manatee and Sarasota Counties. The circuit's probate and guardianship division handles the settlement of estates of decedents and minors and the granting of wills, and the circuit lists the Manatee County Judicial Center among its courthouses. Mortgage foreclosures run through the circuit civil division; for Manatee County the circuit's foreclosure page lists Division B and Division D dockets. Eviction suits go to county court: s. 83.59(2) tells a landlord to file in the county court of the county where the premises sit.

The Manatee County Clerk of the Circuit Court keeps the case files and the public court records search. The Clerk's site and the Property Appraiser's site both turned away our automated checks, so we describe them in general terms here and suggest you confirm search options, registration rules and copy fees in your own browser.

2. Code enforcement: the county and the cities

Manatee County's code enforcement team works the unincorporated areas. It publishes a case-process page and a public Accela records search. Incorporated cities run their own programs; the City of Bradenton, for one, publishes a code page describing a special magistrate and citation process. No single source therefore covers every Manatee address.

3. Official Records and the Property Appraiser

Deeds, mortgages, lis pendens notices and liens are recorded with the Clerk, which offers an official records search online. The Manatee County Property Appraiser's parcel pages are the usual place to check an owner of record, a mailing address and values. Lead files lean on both: the court or code event supplies the reason, and the parcel record supplies the property. Owner details on a parcel page can trail a recent transfer, so treat any single record as a starting point, not as proof.

Probate lists in Manatee County

A probate list follows estates that have already been opened with the court. Venue under s. 733.101 generally sits in the county where the decedent lived, so most Manatee cases involve local homeowners. After a petition is filed, the court appoints a personal representative, who must publish a notice to creditors once a week for two consecutive weeks (s. 733.2121). Estates therefore stay open for months, and that is the outreach window.

The newest Manatee listing describes these columns: case number and filing date, decedent name, property address and owner mailing address, parcel ID, assessed value, bedrooms, bathrooms, year built, property use, the petitioner, executor or administrator, and the attorney where available. Phone numbers and emails are not in the standard file. Whether an executor can sell, and whether a judge must approve, depends on the will and on homestead status, so a probate record opens a conversation; it does not close one.

Pre-probate lists in Manatee County

Pre-probate sits earlier on the timeline: an owner has died, but no estate case is open yet. Under s. 732.101 death is the event that vests heirs' rights in intestate property, so ownership has moved in law before any court paper exists. A will's custodian has to deposit it with the clerk within 10 days of learning of the death (s. 732.901), but a family may wait much longer to open a case.

The listing describes recently deceased property owners whose estates have not entered probate, compiled from county public records. Columns include deceased name and date of death, property and mailing address, parcel ID and value, bedrooms, bathrooms, year built, property use and an heir or survivor name where available. It is not a full historical file, and recent weekly files can be very small, so monthly files suit this type better. These are among the most sensitive records in the set; write to families with care.

Inherited property leads in Manatee County

Inherited property leads start after the transfer is on paper. The Manatee listing is sourced from estate transfer and deed records and is sold as a monthly file. Its description lists property address and parcel, the deceased owner, the heir or beneficiary as grantee, the date the transfer was recorded, assessed value, estate status (probate, direct transfer or trust), the owner mailing address, years held by the deceased, and property type with lot size.

The heir is already the owner of record, which can make this the most direct list in the set: you are writing to the person who can sign. Florida rules still shape what happens next. Protected homestead sits outside the personal representative's general control of estate assets (s. 733.608), and several heirs may share title, so a title check before any offer is not optional. Monthly inherited files are also the largest in the set, so open a free sample before you buy.

Code violation lists in Manatee County

A code violation list tracks properties with enforcement cases. The county's published process starts with a courtesy notice, often a door hanger, followed by a formal Notice of Violation if the problem is not fixed by the deadline. Next comes a citation, a notice to appear, or a referral to the Code Enforcement Special Magistrate, which can lead to a lien on the property. The county page also describes daily fines of $50 for residential and $100 for commercial properties until the violation is corrected.

Under s. 162.09, a certified copy of a fine order may be recorded and then constitutes a lien against the land, though that lien cannot be foreclosed on homestead property. The county's Accela portal lets you search by record number, date range or address, and a record's detail shows owner, parcel and address.

The Manatee listing is a CSV with owner name and property address, owner mailing address, assessed value, and parcel number and property type, plus additional code-violation fields. It does not break cases out by city or county jurisdiction, so use the free sample to see how your target area appears.

Eviction lists in Manatee County

Eviction lists follow landlord-tenant filings, which point to rental owners dealing with unpaid rent. Under Florida's chapter 83, a nonpayment notice demands payment or possession within three days (s. 83.56); the landlord then files in county court; a tenant who disputes the rent must pay the accrued rent into the court registry (s. 83.60); and a judgment ends with the clerk issuing a writ commanding the sheriff to put the landlord in possession after 24 hours' notice (s. 83.62).

The Manatee listing is a CSV with owner name and property address, mailing address, assessed value, parcel number and property type, and additional eviction fields. We found only two Manatee eviction listings (a June 2026 monthly file and a June 22-28 weekly file) and neither shows a record count, so treat evictions as a supporting signal to stack, not a main pipeline. Write to the owner, never the tenant.

Foreclosure lists in Manatee County

Florida foreclosures are judicial: s. 702.01 says all mortgages shall be foreclosed in equity, so a court case precedes every sale. Under s. 45.031, a sale generally happens 20 to 35 days after judgment, after notice published for two consecutive weeks, and the high bidder posts a 5 percent deposit. The circuit's homeowner page says Manatee sales are held online at 11 a.m. A homeowner can still redeem by paying the judgment amount and costs before the deadline in s. 45.0315.

The newest listing's columns: county, state, document type, owner name, property address, mailing address, parcel ID, date of auction, total assessment, property type, bathrooms, bedrooms, square footage, year built and the bid amount where available. Phone numbers and emails are not included. Weekly files are tiny, a few records at a time, which is why they cost only cents; most buyers will prefer the monthly file.

Pre-foreclosure lists in Manatee County

Pre-foreclosure is the earlier stage, before a sale date exists. A lender's suit becomes visible when a notice of lis pendens is recorded in the county's official records (s. 48.23), and a lienholder can ask the court for an order to show cause that speeds a hearing (s. 702.10). The circuit tells homeowners they have 20 days after service of the complaint to respond, or they may lose by default. That window is when a respectful, honest offer can matter most.

The Manatee listing is a monthly CSV with owner name and property address, mailing address, assessed value, and parcel number and property type, plus additional pre-foreclosure fields. The product description does not name the filing it is built from, so open the free sample to see what the rows look like before you rely on it.

Which Manatee County list for which strategy

This table is reasoning, not performance data. Your buy box and budget decide the real answer.

Strategy Lists to start with Why Consider stacking with
Wholesaling Pre-foreclosure, probate, code violations Owners facing time or cost pressure who may take an off-market offer. Pre-probate or evictions for extra signal
Buy-and-hold Inherited, evictions, code violations Heirs and tired landlords sometimes sell rental-ready or fixable homes. Pre-probate for early access
Flips Code violations, foreclosure, inherited Visible condition problems and tight timelines suit renovation projects. Probate to find an authorized decision-maker
Agents Probate, inherited, pre-probate Families may want a trusted listing agent for a sale on a deadline. Pre-foreclosure for owners who want a market sale
Attorneys' marketers Probate, pre-foreclosure These households often look for legal help. Check bar advertising rules before any outreach

How to stack Manatee County lists

Stacking means checking whether one parcel shows up on more than one list. A Bradenton house with a code case and a pre-foreclosure filing carries two pressures, so it usually goes to the front of the queue. Match on parcel ID where you can, and record which signals overlap. Because code cases are split between the county and the cities, deduplicate by parcel before you count. Estate files stack in time order too: a pre-probate record can later appear as a probate case and then as an inherited transfer, so tag each parcel once and note which stage you reached. How discounts work

  • Subscriptions: weekly or monthly plans, see the subscriptions page. No subscription prices are quoted here. For small weekly files, a subscription is the tidy way to get every new batch.
  • Bundles: several counties or list types together, see combo deals.
  • Volume: larger files lower the effective rate.
  • Discount codes: they can bring a file to the from rate.

Worked example (illustration, not market data): a 100-record file at $0.15 is 100 x $0.15 = $15.00. Standard skip tracing at $0.10 per record adds 100 x $0.10 = $10.00; Premium at $0.15 per record would add $15.00. Do-not-call scrubbing is available on request. The 19-record August foreclosure file above follows the same arithmetic at $0.10: 19 x $0.10 = $1.90. See the skip tracing page.

Compliance and respectful outreach

  • Phone and text: federal Do Not Call and TCPA rules apply, and the FTC says sellers must sync their lists with the National Do Not Call Registry at least every 31 days (see the FTC telemarketer Q&A). Florida's s. 501.059 addresses telephone solicitation, including texts, the state no-solicitation list and prior express written consent for certain automated calls. Scrub before you dial.
  • Foreclosure conversations: read s. 501.1377, which covers equity purchasers of homes with a recorded foreclosure notice, and ask an attorney before offering services to homeowners facing foreclosure.
  • Fair housing: never select or skip anyone because of a protected characteristic.
  • Tone: these records mark a death, a lawsuit or a hard stretch for a landlord. Say who you are, be plain about your offer, and never invent urgency.

This is general information, not legal advice.

Common mistakes with Manatee County lead lists

  • Treating a record as a confirmed seller. It is a signal, not consent.
  • Judging a list type by one small weekly file when the monthly file or a subscription gives a fuller picture.
  • Skipping the free sample and finding column gaps after purchase.
  • Assuming one code source covers the county, when unincorporated Manatee and the cities each run a process.
  • Calling numbers without scrubbing them first.
  • Contacting tenants from an eviction file instead of the owner.
  • Making an offer on an inherited or probate property before a title check.

Manatee County real estate lead lists: FAQ

How much do real estate lead lists cost in Manatee County, FL?

On ListCentral.US, probate, pre-probate, inherited, pre-foreclosure and eviction lists start at $0.15 per record, code violation lists start at $0.14 per record, and foreclosure lists start at $0.10 per record. File price is records multiplied by the per-record rate, so a small weekly file can cost under a dollar.

What Manatee County lead lists are available?

Seven types are listed for Manatee County: probates, pre-probates, inherited property, code violations, evictions, foreclosures and pre-foreclosures. Each comes from a different public record. Weekly and monthly periods are offered for most types, and there is no Manatee County divorce list.

What are motivated seller lists in Manatee County?

A motivated seller list is a set of owners who share a recorded event that can make selling more appealing, such as an estate, a lender suit, a code case or an eviction. The event is a signal about circumstances, not a promise that the owner wants to sell.

Which Manatee County list is best for wholesaling?

No single list wins. Wholesalers commonly begin with types that show time or cost pressure, such as pre-foreclosure, probate and code violations, then add a second signal on the same parcel. Request free samples of two types and compare columns before you buy.

Is it legal to buy and use a Manatee County lead list?

The underlying filings are public, and buying a prepared file is common. The legal questions are about how you contact people: federal and Florida telemarketing rules, fair housing law and honest mail. This is general information, not legal advice, so check your own situation with an attorney.

How often are the Manatee County lists updated?

ListCentral.US states that its data is updated daily. Manatee files are sold by period: weekly files are refreshed by the close of Thursday, and monthly files are offered for several types. You buy what you need, when you need it, without a required plan.

Why are some Manatee County weekly files so small?

Manatee County produces fewer new filings in some categories than a large metro does, so a weekly foreclosure file may hold only a few records and a weekly pre-probate file may hold two. For steadier volume, buy the monthly file or use a subscription. Probate weekly files are usually larger.

What file format do the lists come in?

Files are digital downloads that open in Excel or Google Sheets and import into most CRMs. The listings describe CSV delivery, and some products are also described as Excel. Check the free sample for exact columns before you buy.

Do Manatee County lead lists include phone numbers and emails?

Listings describe owner names, property and mailing addresses and record details, not phone numbers or emails, so direct mail is the natural first step. Skip tracing is available as an add-on at $0.10 per record (Standard) or $0.15 per record (Premium), and do-not-call scrubbing is available on request.

Can I get a free sample of Manatee County records?

Yes. ListCentral.US has a free samples page where you can request sample records, plus sample files for some types. Use it to check columns and address quality before paying.

What is the difference between probate, pre-probate and inherited lists?

They sit at three points on one timeline. Pre-probate follows a recorded death before an estate case exists. Probate follows estates opened with the Clerk. Inherited follows a recorded transfer, so the heir is already the owner of record. Each reaches a different person at a different stage.

What is the difference between pre-foreclosure and foreclosure lists?

Pre-foreclosure is the early signal, tied to a lender's suit. Foreclosure is later, with a court case moving toward an online sale, and the foreclosure file includes a date of auction. Pre-foreclosure gives more lead time, while foreclosure is more urgent because the sale date is close.

Does an eviction filing mean the landlord wants to sell?

No. An eviction filing shows a landlord has gone to county court, and most simply want the unit back. It points to owners dealing with lost rent and legal costs, and some may welcome an offer. Contact the owner, never the tenant, and note that Manatee eviction coverage is currently limited.

Does Manatee County run one code enforcement office?

No. Manatee County's code enforcement works the unincorporated areas, while incorporated cities such as Bradenton publish their own code programs. A code violation file therefore reflects more than one process, which is one more reason to match records by parcel ID.

Can I build these lists myself from public records?

In principle, yes. The Clerk holds court cases and official records, the county and cities hold code cases, and the Property Appraiser holds parcels. The catch is effort: each source needs its own searches, some access rules vary by case type, and every result needs matching and cleanup.

Are there discounts, subscriptions or bundles for Manatee County lists?

Yes. Weekly and monthly subscriptions, bundles of counties or list types, larger files and discount codes can reach the from rate. Subscription prices are not quoted in this guide, so open the subscriptions page, the combo deals page and the type collection for current options.
