Sarasota County, FL real estate lead lists are downloadable files that pair a recorded event with the property and its owner: an estate case, a death, a transfer to heirs, an eviction, a code case, a foreclosure sale or a lender's lawsuit. Investors, wholesalers, agents and attorneys' marketers use them to find motivated sellers in Sarasota, Venice, North Port and Englewood. ListCentral.US sells seven types for Sarasota County, from $0.10 to $0.15 per record. Start with a free sample.

A note on file size. Sarasota County is a busy retirement and second-home market, but not every record type produces the same volume. Probate files run larger than most, while eviction and foreclosure files can be small in a given week, which is why they cost so little. If a weekly file looks thin, buy the monthly file or a subscription before you judge a whole record type by one week.
How Sarasota County's records system fits together
Every lead type starts as a filing somewhere. Knowing where tells you what a row can prove, what it cannot, and where to confirm it before you write to anyone.
1. The courts and the Clerk
Sarasota County sits in Florida's Twelfth Judicial Circuit, which the circuit's own site describes as serving DeSoto, Manatee and Sarasota Counties. The circuit's probate division page says the division handles proceedings relating to the settlement of the estates of decedents and minors, and it names the Judge Lynn N. Silvertooth Judicial Center, the South County Courthouse and the Sarasota County Justice Center among the courthouses. Mortgage foreclosures go to the circuit civil division; the circuit's homeowner information page says Sarasota actions above $50,000 are assigned to Circuit Civil Divisions A and C, and actions below that amount go to county court. Eviction suits are filed in county court, as s. 83.59 directs.
The case files belong to the Sarasota County Clerk of the Circuit Court and County Comptroller, whose main office sits in the Sarasota County Historic Courthouse at 2000 Main St. in the city of Sarasota. The Clerk's public access page says you can search civil, criminal, family, traffic, probate, will and guardianship records online through its ClerkNet system. The secure Clerk portal itself refused our automated checks, so confirm current search options, any registration step and copy fees in your own browser.
2. Code enforcement: the county and three cities
No single office handles every Sarasota County address. Properties outside city limits fall to the county's code enforcement program, while the City of Sarasota and the City of North Port each run their own programs, and the City of Venice runs its own as well. The county and Venice sites turned away our automated requests, so we describe those two only in general terms. A code case therefore lives with whichever government owns the parcel's address, and a prepared file may blend several sources.
3. Official Records and the Property Appraiser
Deeds, mortgages, lis pendens notices and liens are filed in the Clerk's Official Records, which the Clerk offers to search online. The Sarasota County Property Appraiser is the usual place to look up a parcel by owner name, address or parcel number. Lead files lean on both: the court or code event supplies the reason, and the parcel record supplies the property. Parcel pages can trail a recent sale, so treat any single row as a starting point and verify before you act.
Geography matters too. The county's largest municipality by population and area is North Port, and communities such as Venice, Englewood, Osprey, Nokomis and Siesta Key sit in the same county. Longboat Key straddles the Sarasota and Manatee county line, so a file for one county will not capture the whole town. The county economic development site lists these communities.
Probate lists in Sarasota County
A probate list follows estates that have already been opened with the court. Under s. 733.101, the usual venue is the county where the decedent lived, so most Sarasota cases involve local homeowners. After a petition is filed and a personal representative is appointed, a notice to creditors runs once a week for two consecutive weeks (s. 733.2121). That keeps the estate open for months, and those months are the outreach window.
The product description for the newest Sarasota listing describes a spreadsheet pairing each case with the property, the deceased owner, the person who filed and the attorney where one is shown. Phone numbers are not included by default. Whether an executor may sell, and whether the court must approve the sale, depends on the will and the facts of each estate, so a probate row opens a conversation; it does not close one. If you are comparing estate record types, remember that a will must be deposited with the clerk within 10 days of learning of a death (s. 732.901).

Pre-probate lists in Sarasota County
Pre-probate sits earlier on the timeline. An owner has died, but no estate case is open yet. Under s. 732.101, death is the event that vests heirs' rights in intestate property, so ownership has shifted in law before any court paper exists. A family can wait a long time to open a case, and during that gap the house may sit with no clear decision-maker.
The ListCentral listing describes recently deceased property owners whose estates have not entered probate, tied to the property through public records. It is not a historical archive, and some weekly files are small, so the monthly file is often the better buy. These are some of the most sensitive records in the set. Write to families briefly, kindly and without pressure.

Inherited property leads in Sarasota County
Inherited leads begin after a transfer is on paper. The Sarasota listing is built from estate transfer and deed records and is sold as a monthly file. Its description names the property address and parcel, the deceased owner, the heir or beneficiary as grantee, the date of the transfer, assessed value, estate status (probate, direct transfer or trust), the heir's mailing address, how long the deceased held the property, and property type with lot size.
Because the heir is already the owner of record, this can be the most direct list in the set: you are writing to someone who can sign. Florida rules still shape the next step. A personal representative may sell without court approval only if the will grants that power (s. 733.613), and homestead can limit what an owner may leave by will when a spouse or minor child survives (s. 732.4015). Several heirs may share title, so a title check comes before any offer. Stock is limited, with only two monthly Sarasota inherited listings in our recent search, so open a free sample first.

Code violation lists in Sarasota County
A code violation list tracks properties with open or past enforcement cases. Florida's local code enforcement chapter lets cities and counties use enforcement boards or special magistrates, and an inspector generally gives the violator a reasonable time to fix a problem before a hearing. Where an order imposes a fine, a certified copy can be recorded in the public records and then acts as a lien on the land, although such a lien cannot be foreclosed on homestead property (s. 162.09). State law also bars officers from starting an investigation on an anonymous complaint, with an exception for imminent threats (s. 162.21).
Which office applies depends on the address. The City of Sarasota and the City of North Port publish their own hearing and lien-search pages, the county handles unincorporated parcels, and Venice has its own program. We keep process details general here because the county and Venice pages blocked automated reading. The ListCentral file is a CSV with owner and property address, mailing address, assessed value, parcel number and property type, and listings do not split the file by city or unincorporated area, so use the free sample to see how your target area appears.

Eviction lists in Sarasota County
Eviction lists follow landlord-tenant filings, which point to rental owners dealing with unpaid rent. In outline, under Florida's chapter 83, a landlord serves a written demand that gives the tenant three days, not counting weekends and court holidays, to pay or leave (s. 83.56). A suit is then filed in county court (s. 83.59). A tenant who wants to contest must generally pay the rent into the court registry within five days of service, again excluding weekends and holidays (s. 83.60). A judgment ends with the clerk issuing a writ that tells the sheriff to put the landlord in possession after 24 hours' notice (s. 83.62).
The Sarasota Clerk's landlord FAQ says an eviction begins with a notice and complaint and lists filing options at the Clerk's Sarasota and Venice locations. The ListCentral listing is a CSV with owner and property address, mailing address, assessed value, parcel number and property type. Treat evictions as a supporting signal that adds weight to another list rather than a standalone pipeline, and always write to the owner, never the tenant. The live Sarasota eviction coverage is limited, so check the sample.

Foreclosure lists in Sarasota County
Florida foreclosures are judicial. Section 702.01 says all mortgages shall be foreclosed in equity, so a court case comes before every sale (s. 702.01). Once a final judgment is entered, the sale is generally set between 20 and 35 days later, advertised for at least two consecutive weeks, and the winning bidder posts a deposit of 5 percent of the final bid (s. 45.031). The Sarasota Clerk runs these as online auctions through its bidding platform, and its auction FAQ notes that auctions can be canceled or postponed. Until the process finishes, an owner may redeem by paying what the judgment requires plus reasonable expenses (s. 45.0315).
The newest Sarasota foreclosure listing describes county and state, document type, owner name, property and mailing address, parcel ID, date of auction, total assessment, property type, bedrooms, bathrooms, square footage, year built and the bid amount where available. Phone numbers and emails are not included. Weekly foreclosure files can be tiny, which is why they cost cents; most buyers will prefer the monthly file.

Pre-foreclosure lists in Sarasota County
Pre-foreclosure is the earlier stage, before a sale date exists. A lender's suit becomes visible to the public when a notice of lis pendens is recorded in the county's official records (s. 48.23). A lender can also ask the court for an order to show cause that speeds up the case, and a defendant who neither files defenses nor appears can lose the right to be heard (s. 702.10). The Sarasota Clerk's foreclosure FAQ says that in most cases a defendant has 20 days to respond once served. That window is when a respectful, honest offer can matter most.
The Sarasota listing is a monthly CSV with owner and property address, mailing address, assessed value, parcel number and property type. The product description does not name the exact filing it is built from, so open the free sample to see what the rows look like before you rely on it, and confirm key records with the Clerk before acting.

Which Sarasota County list for which strategy
This table is reasoning, not performance data. Your buy box and budget decide the real answer.
| Strategy | Lists to start with | Why | Consider stacking with |
|---|---|---|---|
| Wholesaling | Pre-foreclosure, probate, code violations | Owners under time or cost pressure may entertain an off-market offer. | Pre-probate or evictions for an extra signal |
| Buy-and-hold | Inherited, evictions, code violations | Heirs and weary landlords sometimes sell rental-ready or fixable homes. | Pre-probate for earlier access |
| Flips | Code violations, foreclosure, inherited | Visible condition issues and firm deadlines can suit renovation projects. | Probate to find an authorized decision-maker |
| Agents | Probate, inherited, pre-probate | Families may want a trusted listing agent for a sale on a deadline. | Pre-foreclosure for owners who prefer a market sale |
| Attorneys' marketers | Probate, pre-foreclosure | These households often look for legal help. | Check bar advertising rules before any outreach |
How to stack Sarasota County lists
Stacking means checking whether one parcel appears on more than one list. A Venice house with a code case and a pre-foreclosure filing carries two pressures, so it usually moves to the front of your queue. Match on parcel ID wherever you can and note which signals overlap. Because code cases are split between the county and the cities, deduplicate by parcel before you count anything. Estate files stack in time order as well: a pre-probate record can later show up as a probate case and then as an inherited transfer, so tag each parcel once and record the stage you reached. Sarasota County lead list pricing
How much do real estate lead lists cost in Sarasota County? Probate, pre-probate, inherited, pre-foreclosure and eviction lists start at $0.15 per record, code violations at $0.14 and foreclosures at $0.10. A file costs the number of records multiplied by the per-record rate, so recent Sarasota listings ranged from $0.10 for a very small weekly foreclosure file to $63.90 for a monthly pre-foreclosure file.
| List type | From rate | Recent Sarasota County listing prices (2026) |
|---|---|---|
| Probates | $0.15 per record | $4.40 to $23.40 for weekly files; $60.00 for the September monthly file |
| Pre-probates | $0.15 per record | $1.80 to $11.00 for weekly files; $26.40 for the September monthly file |
| Inherited | $0.15 per record | $6.40 and $8.20 for the July and August monthly files |
| Code violations | $0.14 per record | $3.40 to $4.20 for weekly files; $1.60 to $26.20 for monthly files |
| Evictions | $0.15 per record | $1.40 for the June monthly and a late-June weekly file |
| Foreclosures | $0.10 per record | $0.10 to $1.00 for weekly files; $0.80 to $2.10 for monthly files |
| Pre-foreclosures | $0.15 per record | $16.90 to $63.90 for monthly files |
The ranges come from the newest listings we checked for each type. They leave out a few very small weekly files whose price on its own could be misread as a per-record rate. These are dated listings, not guarantees, and a month can cost far more or less than the month before because the number of new filings changes. Check the Sarasota County search and the type collections for today's prices.
How discounts work
- Subscriptions: weekly or monthly plans, see the subscriptions page. No subscription prices are quoted here. For small weekly files, a subscription is the tidy way to catch every new batch.
- Bundles: several counties or list types together, see combo deals.
- Volume: larger files lower the effective rate.
- Discount codes: they can bring a file to the from rate.
Worked example (illustration, not market data): a 100-record probate file at $0.15 is 100 x $0.15 = $15.00. Adding Standard skip tracing at $0.10 per record is another 100 x $0.10 = $10.00, for $25.00 in total; Premium at $0.15 per record would add $15.00 instead. A 100-record code violation file at $0.14 would be $14.00, and a 100-record foreclosure file at $0.10 would be $10.00. Do-not-call scrubbing is available on request. See the skip tracing page.
Compliance and respectful outreach
- Phone and text: federal Do Not Call and TCPA rules apply, and the FTC says sellers who must use the registry need to sync their lists with it at least every 31 days (see the FTC telemarketer Q&A and donotcall.gov). Florida's s. 501.059 addresses telephone solicitation, including texts, the state no-solicitation list and consent for certain automated calls. Scrub before you dial.
- Foreclosure conversations: read s. 501.1377, which covers foreclosure-rescue transactions, and ask an attorney before offering services to homeowners facing a lawsuit. The Clerk also warns homeowners about foreclosure scams, so be plain about who you are.
- Public records are not a license to pester: Florida's public records law (s. 119.01) opens government records to inspection, but it does not govern how you contact the people named in them.
- Fair housing: never select or skip anyone because of a protected characteristic.
- Tone: these records mark a death, a lawsuit or a hard stretch for a landlord. Say who you are, be plain about your offer, and never invent urgency.
This is general information, not legal advice.
Common mistakes with Sarasota County lead lists
- Treating a record as a confirmed seller. It is a signal, not consent.
- Judging a list type by one small weekly file when the monthly file or a subscription shows more.
- Skipping the free sample and finding column gaps after purchase.
- Assuming one code source covers the county, when the county, Sarasota, North Port and Venice each run a process.
- Calling numbers without scrubbing them first.
- Contacting tenants from an eviction file instead of the owner.
- Making an offer on an inherited or probate property before a title check.
- Quoting a summary-administration threshold from memory. The sources we read disagree, so confirm the current rule with the Clerk or an attorney.
Sarasota County real estate lead lists: FAQ
How much do real estate lead lists cost in Sarasota County, FL?
On ListCentral.US, probate, pre-probate, inherited, pre-foreclosure and eviction lists start at $0.15 per record, code violation lists start at $0.14 per record, and foreclosure lists start at $0.10 per record. File price is records multiplied by the per-record rate, so a small weekly file can cost only a few dollars.
What Sarasota County lead lists are available?
Seven types are listed for Sarasota County: probates, pre-probates, inherited property, code violations, evictions, foreclosures and pre-foreclosures. Each comes from a different public record. Weekly and monthly periods are offered for most types. Divorce records are not currently listed for Sarasota County.
What are motivated seller lists in Sarasota County?
A motivated seller list is a set of owners who share a recorded event that can make selling more appealing, such as an estate, a lender suit, a code case or an eviction. The event is a signal about circumstances, not a promise that the owner wants to sell.
Which Sarasota County list is best for wholesaling?
No single list wins. Wholesalers commonly begin with types that show time or cost pressure, such as pre-foreclosure, probate and code violations, then add a second signal on the same parcel. Request free samples of two types and compare columns before you buy.
Is it legal to buy and use a Sarasota County lead list?
The underlying filings are public, and buying a prepared file is common. The legal questions are about how you contact people: federal and Florida telemarketing rules, fair housing law and honest mail. This is general information, not legal advice, so check your own situation with an attorney.
How often are the Sarasota County lists updated?
ListCentral.US states that its data is updated daily. Sarasota files are sold by period: weekly files are refreshed by the close of Thursday, and monthly files are offered for several types. You buy what you need, when you need it, without a required plan.
Why are some Sarasota County weekly files so small?
Some record types produce only a handful of new filings in a given week, so a weekly foreclosure or eviction file can be tiny and cost very little. For steadier volume, buy the monthly file or use a subscription. Probate weekly files are usually larger than most other types.
What file format do the lists come in?
Files are digital downloads that open in Excel or Google Sheets and import into most CRMs. The Sarasota listings describe CSV delivery, and some products are also described as Excel. Check the free sample for exact columns before you buy.
Do Sarasota County lead lists include phone numbers and emails?
Listings describe owner names, property and mailing addresses and record details, not phone numbers or emails, so direct mail is the natural first step. Skip tracing is available as an add-on at $0.10 per record (Standard) or $0.15 per record (Premium), and do-not-call scrubbing is available on request.
Can I get a free sample of Sarasota County records?
Yes. ListCentral.US has a free samples page where you can request sample records. Use it to check columns and address quality before paying, especially for types like code violations where the file may blend county and city sources.
What is the difference between probate, pre-probate and inherited lists?
They sit at three points on one timeline. Pre-probate follows a recorded death before an estate case exists. Probate follows estates opened with the Clerk. Inherited follows a recorded transfer, so the heir is already the owner of record. Each reaches a different person at a different stage.
What is the difference between pre-foreclosure and foreclosure lists?
Pre-foreclosure is the early signal, tied to a lender's lawsuit and a recorded lis pendens. Foreclosure is later, with a court case moving toward an online sale, and the foreclosure file includes a date of auction. Pre-foreclosure gives more lead time, while foreclosure is more urgent.
Does Sarasota County run one code enforcement office?
No. Sarasota County handles properties outside city limits, while the City of Sarasota, the City of North Port and the City of Venice each run their own programs. A code violation file may therefore reflect more than one process, which is one more reason to match records by parcel ID.
Can I build these lists myself from public records?
In principle, yes. The Clerk holds court cases and Official Records, the county and cities hold code cases, and the Property Appraiser holds parcels. The catch is effort: each source needs its own searches, access rules vary, and every result needs matching and cleanup.
Are there discounts, subscriptions or bundles for Sarasota County lists?
Yes. Weekly and monthly subscriptions, bundles of counties or list types, larger files and discount codes can reach the from rate. Subscription prices are not quoted in this guide, so open the subscriptions page, the combo deals page and the type collection for current options.
