The Fresh Start Script: Converting Relisted and Multi-Expired Listings Into Appointments

Why Multi-Expired Listings Are Your Best-Kept Secret

Most agents chase fresh expireds — the listings that just fell off the MLS yesterday. That means day-one expireds get flooded with 15–20 calls from competing agents, all saying some version of the same pitch.

Properties that have expired two or three times? They get almost no calls. Other agents assume these sellers are impossible to work with, that the property is somehow unsellable, or that the seller isn't motivated anymore.

That assumption is wrong. Sellers with multiple expirations are often more motivated than fresh expireds. They've invested more time, more money, and more emotional energy. They haven't given up on selling — they've given up on the approach that kept failing them.

That distinction is everything. When you reach out to a multi-expired seller with a script that acknowledges their frustration and offers a genuinely different plan, you're speaking directly to what they need to hear.

The Script

Hi, [First Name]. I know your home has been on and off the market, and I'm sure that's been exhausting. Most homeowners in your situation aren't any less motivated to sell — they just haven't found the right strategy yet.

I take a different approach. Before I ever put a sign in the yard, I build a full pre-launch plan — updated pricing analysis, targeted buyer outreach, and a marketing strategy built specifically for your property. No recycled plan from the last listing.

I'd love to show you what a fresh start actually looks like. Would you have 15 minutes this week to talk through it?

Why Every Line Is Intentional

  • "On and off the market" — Acknowledges reality without dramatizing it. You're not saying "failed to sell three times." You're simply noting the pattern.
  • "I'm sure that's been exhausting" — Direct empathy. These sellers are tired. Acknowledging it immediately separates you from agents who pretend the history doesn't exist.
  • "Haven't found the right strategy yet" — Reframes the failure away from the seller and onto the approach. Powerful psychological shift: the seller isn't the problem; the plan was.
  • "Before I ever put a sign in the yard" — Signals that your process is front-loaded with preparation, not reactive. This directly contrasts what likely happened before — list it and hope.
  • "No recycled plan" — Addresses the seller's core fear: that the next agent will do the same thing the last two did. You're explicitly promising something different.
  • "15 minutes" — Slightly longer than the 10-minute ask in other scripts because this conversation requires more trust-building. But still bounded and low-pressure.

Voicemail Version

Hi [First Name], this is [Your Name] with [Brokerage]. I know your home at [Address] has been on and off the market, and I imagine you're frustrated. I work differently — I build a full pre-launch strategy before a listing ever goes live. I'd love 15 minutes to show you what that looks like for your property. My number is [Phone]. No pressure, no obligation.

What Multi-Expired Sellers Need to Hear

After two or three failed attempts, these sellers have specific concerns that newer expireds don't. Your script gets you in the door, but the follow-up conversation needs to address these head-on:

1. "What will you do differently?"

Have a concrete, specific answer ready. Not "I'll market it better" — that's what the last agent said. Instead:

  • "I'll start with a pre-listing inspection so we eliminate surprises before they kill a deal."
  • "I'll run a deep comp analysis that accounts for the condition, not just square footage."
  • "I'll build a 14-day pre-launch marketing campaign targeting buyer agents in your price range before the listing goes live on MLS."

2. "Why should we trust another agent?"

Don't oversell. Be honest:

"I get it. You've been through this before and it didn't work out. I can't promise the result — nobody honestly can. What I can promise is a different process. I'll walk you through every step before we start, and you'll know exactly what's happening and why. If at any point you're not comfortable, you can walk away."

3. "Are we just wasting more time?"

"Here's what I know: your home has value, and there are buyers for it. The fact that it hasn't sold tells me the strategy needs to change — not that the home can't sell. Let me show you the data and a plan that addresses what went wrong before. You'll be able to judge for yourself whether it's worth trying again."

The Pre-Launch Checklist That Wins These Listings

When you do get the appointment, arrive with a documented pre-launch plan. This level of preparation is what converts multi-expired sellers:

  1. Full comparative market analysis — Updated, hyperlocal, accounting for condition and market trends since the last listing.
  2. Pre-listing inspection report — Identify and address deal-killers before buyers find them.
  3. Staging consultation — Even a virtual staging plan shows you're thinking about presentation.
  4. Marketing timeline — A day-by-day plan covering pre-launch teasers, launch day syndication, open house strategy, and digital advertising.
  5. Buyer agent outreach plan — Direct outreach to agents who've shown buyers in the area and price range.
  6. 30/60/90-day review checkpoints — Built-in moments to evaluate and adjust. No more "list and pray."
