The Warm Check-In Script for Expired Listings: How to Start the Conversation Without Pressure
Share
Why the Check-In Script Works on Expired Listings
Most agents who call expired listings jump straight into a pitch. They talk about their track record, their marketing plan, their commission rate — all before the homeowner has said a word beyond "hello."
That's exactly why the warm check-in approach works. Instead of leading with what you do, you lead with what they experienced. A listing expiration is frustrating. The seller invested time, money, and emotional energy into preparing their home, and it didn't sell. Acknowledging that reality before anything else builds immediate trust.
The check-in script is your most versatile tool. Use it when you don't yet know why the listing expired — or when you want a low-pressure opener that naturally transitions into a deeper conversation.
The Script
Hi, [First Name]. I saw that your home at [Address] recently came off the market. I know that can be frustrating — especially after putting in the work to get it listed and waiting for the right offer.
If you're still open to selling, I help homeowners in [City/Neighborhood] who've been through exactly this. I can put together a quick snapshot of what's moving in your area and what today's buyers are prioritizing.
Would you have 10 minutes for a phone call today or tomorrow?
Why Each Line Matters
- "Your home at [Address]" — Using the specific address signals that you've done your research. You're not cold-calling blindly down a list.
- "I know that can be frustrating" — Simple empathy. You're not diagnosing the problem yet, just acknowledging the situation.
- "Homeowners who've been through exactly this" — Positions you as someone with relevant experience without bragging about sales numbers.
- "Quick snapshot of what's moving" — You're offering value first, not asking for a listing appointment. This lowers resistance.
- "10 minutes today or tomorrow" — Specific, short time frame. Easier to say yes to 10 minutes than an open-ended meeting.
Voicemail Version
Most calls go to voicemail. Here's a trimmed version that fits under 25 seconds:
Hi [First Name], this is [Your Name] with [Brokerage]. I noticed your home at [Address] recently came off the market. I work with homeowners in [Neighborhood] and wanted to share a quick update on buyer activity in your area — no pressure, no strings. My number is [Phone]. Hope to hear from you.
Follow-Up Text Message
If you have the seller's mobile number, a brief follow-up text after a missed call can double your contact rate:
Hi [First Name] — I just left you a voicemail about your home at [Address]. I put together some neighborhood data I thought you'd find useful. Want me to send it over? — [Your Name]
Common Objections and How to Handle Them
"We're not interested in selling anymore."
Respect it, but leave the door open: "Completely understand. If anything changes down the road, I'm happy to be a resource. Mind if I send over that neighborhood update anyway? Might be useful even if you're staying put for now."
"We already have an agent."
Don't compete — differentiate: "That's great. I just wanted to make sure you had access to the latest market data in your area. If your current agent has it covered, you're in good hands. Best of luck with the sale."
"How did you get my number?"
Be transparent: "Your listing information is part of the public MLS record. I follow expired listings in [Area] because I specialize in helping homeowners in this situation."
When to Call
Timing matters. Research consistently shows two windows with the highest contact rates for expired listing calls:
- 10:00–11:30 AM — Homeowners have settled into their day. Early enough to catch them before appointments.
- 5:30–7:00 PM — After work hours. More relaxed, more willing to have a conversation.
Avoid calling within the first 24 hours of expiration if you want to stand out. On day one, the seller gets flooded with calls from every agent in the MLS. Waiting 2–3 days means less noise and a more receptive homeowner.
