Recent residential purchasers across Mecklenburg County, built from deeds recorded with the Mecklenburg County Register of Deeds — North Carolina's county-level land records office. Each record carries owner name, property address, mailing address, parcel ID, last sale date, last sale amount, document type, county and state. Deduplicated, delivered as CSV or Excel.
Selling into covenant-controlled communities
Three rules that change your conversion rate:
Lead with approval, not just price. A new owner in an HOA community does not only want a good quote for a fence, a storm door or an exterior paint colour — they want to know the work will be approved. A contractor whose marketing says "we handle the architectural review submission for you" removes the real obstacle. Very few competitors say this.
Know which categories are blocked. In townhome and condominium associations, roofing, siding, exterior paint and landscaping are frequently association responsibilities. Selling those into attached housing wastes the mailing. Screen out addresses with unit designations for those offers.
Interior and rear-yard work is the safest bet. Kitchens, bathrooms, flooring, closets, basements, patios, screened porches and interior painting rarely require the same scrutiny, and they are where a new owner's early budget usually goes anyway.
The county is Charlotte plus six real towns
Mecklenburg is Charlotte and the towns around it: Huntersville, Cornelius, Davidson, Matthews, Mint Hill and Pineville. The Lake Norman towns in the north — Huntersville, Cornelius and Davidson — have their own character, including waterfront property and distinct price profiles. Matthews and Mint Hill to the southeast are established and family-weighted. Pineville is small and close in. Charlotte draws sustained corporate relocation, particularly in financial services. A relocating household has no existing plumber, electrician, dentist or lawn service — no incumbents to displace. Where the mailing address on the deed sits outside North Carolina, you are very likely looking at one of these buyers, and they are worth a fuller, more complete introductory offer than a local mover.
