What a high water table does to a house

This is the county's defining technical fact, and new owners from drier or hillier states have no instinct for it:

  • Crawl spaces go damp, then worse. Warm humid air meeting cooler ground produces condensation, then mould on joists and subfloor, then corroded ducts, then a musty smell the owner cannot place. Encapsulation with a sealed vapour barrier and a dehumidifier is the current best practice, and it is a substantial, well-defined job.
  • Standing water under the house after heavy rain, needing a sump, drainage and grading rather than a stronger air freshener.
  • Slab moisture shows up as failing flooring adhesive and cupping wood.
  • Septic systems have less room to work. Where the seasonal high water table sits close to the surface, a conventional drainfield may not perform and an alternative or mound system is required, with a site evaluation and permit. On a rural lot this is a serious budget item.
  • Air conditioning has to handle latent load, not just temperature. An oversized unit cools fast, runs briefly and leaves the house clammy.
  • Termites thrive in it — Lowcountry pressure is heavy, Formosan termites are present in the region, and an annual bond is normal practice rather than an upsell.

The lakes

Lake Moultrie sits in the middle of the county and Lake Marion adjoins it to the north, joined by the diversion canal — the Santee Cooper system, built for hydropower and still operated as such. Waterfront and water-access ownership here comes with things a new owner will not expect: work on the shoreline, docks, boat lifts, bulkheads and vegetation removal generally requires permission from the utility that manages the lakes and the surrounding project lands, and some lakefront property adjoins or is subject to project easements. Lake levels are managed, not natural, so they move.

That makes permitting competence the product for dock and bulkhead contractors, and it makes an out-of-area buyer of a lake place an excellent prospect for maintenance and property-watch services.

Where the growth is, and what it wants

The southern end of the county — the Berkeley portion of Summerville, Goose Creek, Hanahan, Ladson's county share, Cane Bay, Nexton, Carnes Crossroads — is where the subdivision building has happened, driven by Charleston-area employment including the naval base legacy, port activity and large manufacturing plants. Those buyers are in new or nearly new houses, so the list is finishing work rather than replacement: sod and landscaping, irrigation, fencing, gutters, window coverings, screened porches and patios, epoxy garage floors, and water treatment where the supply is hard.

Many of these communities also sit within special purpose or improvement districts whose charges appear on the tax bill separately from any homeowners association dues, which is worth a new owner understanding.

Moncks Corner, St. Stephen, Bonneau, Jamestown, Pineville and the rural north are a different market: older housing, larger lots, wells and septic, propane, fencing, and timber and hunting land in the Francis Marion direction.
