Sorting the buyers before you spend anything
Three cuts do almost all the work:
Mailing address against property address. Where they match, somebody has moved in — a retiree or a relocating family, choosing a dentist, a lawn service, an HVAC company and an insurance agent all at once. Where they differ, and especially where the mailing address is in Pennsylvania, New York, New Jersey, Ohio or Ontario, you are looking at a second home or a rental investment, whose owner buys management and maintenance rather than projects.
Last sale amount. Low figures near the oceanfront usually mean a condominium or a resort-complex unit. Mid-range figures inland mean a house in Carolina Forest, Conway or Little River.
Owner name, sorted. Repeat names and entity names are investors building a portfolio, and they are repeat customers for anyone who does make-ready and turnover work well.
The rental condominium market, honestly
A great deal of the housing close to the ocean is in large condominium and resort complexes where the association controls the building envelope, the roof, the corridors and often the HVAC penetrations. That has consequences a new owner learns the hard way: regular assessments plus the possibility of a special assessment, restrictions on what may be altered, and rental programmes with their own rules. Short-term letting is also regulated locally and by the association, and the rules differ street by street.
So for contractors the addressable work in those units is interiors: flooring, kitchens and bathrooms, paint, furnishing, and turnover cleaning and linen for anyone letting weekly. For service businesses the addressable customer is the absentee owner who needs somebody local and reliable.
Water that arrives late
Horry County's serious flooding has repeatedly come from rivers rather than surf. The Waccamaw and Little Pee Dee drain a very large area upstream, so after a major rainfall event the rivers can crest days — sometimes more than a week — after the storm itself has gone, flooding neighbourhoods in and around Conway that were dry while the wind was blowing. Buyers from out of state have no framework for this at all, and some have bought on the assumption that being inland means being safe.
The practical points, all checkable: flood cover is a separate policy with a waiting period, so it is arranged in the quiet season and not when a forecast appears; mapping is worth actually looking at rather than assuming; and elevation, drainage, grading and backflow prevention are the physical measures that help. Coastal properties add surge, wind and salt corrosion on top.
