New Homeowner Data in Duval County, TX | ListCentral.US

Two clarifications before anything else. Duval County's seat is San Diego, Texas — not San Diego, California. And there is also a Duval County in Florida, containing Jacksonville. Three very different places, one name, and a great deal of wasted money when somebody buys the wrong file.

This Duval County is South Texas brush country: Eagle Ford energy activity, big ranches, mesquite and huisache as far as you can see, and a climate that is hot and dry enough to make one question matter more than any other. Does the property have reliable water? Everything about working Duval County new homeowner data follows from that.

What the data is

Recent residential purchasers across Duval County, built from deed transfers recorded with the Duval County Clerk, which maintains the county's official public records. Each record carries owner name, property address, mailing address, parcel ID, last sale date, last sale amount, document type, county and state. Deduplicated, delivered as CSV or Excel.

Water first

Outside the towns there is no utility main to connect to, and in this part of Texas groundwater is neither uniform nor guaranteed. Depth, yield and quality vary from one tract to the next, and water that comes up may be brackish or high in minerals and need treating before anyone drinks it or puts it on a garden.

So the purchases that follow a rural closing here are specific: a test of whatever well exists, a new well or a deepened one, a pump and pressure system, storage tanks, and treatment — reverse osmosis or softening depending on what the analysis shows. Where a well is not viable, owners haul water and need storage capacity to match. Livestock water is a separate calculation again, served by troughs, pipelines across the property and, still, windmills and solar pumps in places.

A business that leads with "before you plan anything, have the water tested and the yield measured" is giving a new owner the single most valuable piece of advice available in this county.

Brush, second

South Texas brush is not scenery to be tidied. Mesquite and huisache take water and light from grass, spread relentlessly, and turn usable pasture into thicket within a few seasons of neglect. Managing it is ongoing, expensive and skilled:

  • Grubbing, roller chopping and stacking, and knowing what to leave standing
  • Senderos and interior roads cut for access, fire breaks and hunting
  • Selective clearing rather than clean sweeps, because cover has value
  • Fence lines cleared before fencing can even be repaired
  • Pasture restoration and native grass reseeding once the brush is off

Which leads to the reason much of this land changes hands at all. Hunting is real income here — deer, quail, dove and hogs — and a lease can carry the cost of ownership. A new owner is often buying a wildlife enterprise without quite realising it, and needs blinds, feeders, water sources, cover management, gates and a road network. Wildlife management also interacts with agricultural valuation, which is worth a mention: a valuation does not carry over automatically to a new owner, and there are qualifying uses beyond livestock. Check with the appraisal district; this is not tax advice.

Energy on the property

Eagle Ford activity has crossed this county, so expect severed minerals, existing leases, pipeline easements, caliche lease roads and heavy truck traffic. A surface buyer may not own what is beneath, and an operator may hold access rights. It is title and survey work, and telling a buyer to look before they build is sound advice.

The towns and the houses

San Diego is the county seat, with Freer, Benavides and Realitos the other centres. Town housing is older and modest, needing systems work — panels, repiping, roofing, windows, insulation — and cooling capacity that suits genuinely severe summer heat. Shade, radiant barriers, attic ventilation and properly sized air conditioning all matter more here than almost anywhere. Caliche and clay soils move, so foundation care applies.

Coverage

San Diego (the county seat, shared with Jim Wells County), Freer, Benavides, Realitos, Ramirez and the very large unincorporated ranch country.

Who uses it

  • Well drillers, pump installers and water haulers — the first and best offer here
  • Water treatment and storage tank suppliers
  • Brush control, grubbing and land clearing contractors
  • Fencing and gate contractors — long fence lines, high game fence on some tracts
  • Wildlife management, feeder and blind suppliers
  • Road building and caliche contractors
  • Solar pump and livestock water specialists
  • HVAC contractors — extreme heat, and undersized older systems
  • Insulation, radiant barrier and window companies
  • Electricians, plumbers and roofers — the town market
  • Surveyors — easements, leases and ranch boundaries
  • Insurance agencies — farm and ranch cover, not homeowners cover

Freshness

Duval County snapshots are rebuilt from current county records on a monthly or weekly cadence and deduplicated before release, covering the period you select. Last reviewed: September 2026.

Cost and comparison

One-time purchases priced by record volume — commonly 200, 500 or 1,000 records — with current pricing on each product page and no subscription. Transaction counts are modest, so buy a long window rather than a large tier — and note that one ranch transfer can represent thousands of acres, so record count understates the opportunity badly here.

Compared with alternatives: MLS lists miss the private ranch transfers that are most of this market; national brokers lag; energy lease records identify operators rather than new owners. A recorded deed reaches the buyer while the water question is still open.
