Two things to get straight. Sherman County's seat is Stratford, in the far northern Panhandle against the Oklahoma line — the city of Sherman is in Grayson County, three hundred and fifty miles east. And this county does not behave like the rest of Texas in winter. It gets properly cold, for weeks at a time.

- Efficiency is where the money goes. Converting to low-pressure centre pivot, rebuilding nozzle packages, soil moisture monitoring and telemetry, and repairing rather than over-pumping. This is capital work with a measurable return, which makes it a serious sale.
- Domestic water outside town means a well, a pressure system and usually treatment, since Panhandle groundwater commonly carries hardness and, in places, elevated nitrate. Testing is the first step.

- Heating, not just cooling — furnaces and heat pumps sized for real heating load, and propane supply for rural properties
- Insulation and air sealing, which pay back faster here than almost anywhere in Texas
- Wind. It is relentless: shelterbelts, windbreak planting, roof fastening, and siding that will take it
- Standby power for a well pump and a furnace during a winter storm on rural line
- Livestock water that does not freeze — tank heaters and energy-free waterers
An honest note on scale
Sherman County is one of the least populous counties in Texas. A month may produce very few recorded transfers, so the sensible purchase is the widest date range available, or Sherman ordered together with neighbouring Panhandle counties. As with all agricultural counties, a single transfer can represent a section or more of land, so the record count badly understates the value of the file.
