New Homeowner Data in Wilson County, TX | ListCentral.US

Wilson County is where San Antonio's growth goes when it runs out of Bexar County. Along the US-181 corridor and the farm roads either side of it, households leaving the city for land and schools are buying in La Vernia, Floresville, Stockdale, Poth and the unincorporated country in between.
These are not city buyers with a small yard. They are buying acreage, and that changes almost everything about what they need in their first year — which is what makes Wilson County new homeowner data valuable to a particular set of trades and nearly useless to others.
What the data is
Recent residential purchasers across Wilson County, built from deed transfers recorded with the Wilson County Clerk, which maintains the county's official public records. Each record carries owner name, property address, mailing address, parcel ID, last sale date, last sale amount, document type, county and state. Deduplicated, delivered as CSV or Excel.
Look at mailing address first. Where it is in Bexar County, you have a household that has just left the city, still holds all its San Antonio service relationships, and is about to discover that none of them drive out this far. That is the moment to arrive.
The tax surprise on an acreage purchase
This is the most useful thing anybody can tell a new Wilson County landowner, and almost nobody does.
Much of the land here carries an agricultural or open-space valuation, which taxes it on productivity rather than market value and keeps the bill remarkably low. That valuation belongs to the use, not the land, and it does not simply carry over because the deed changed hands. A new owner generally has to apply in their own name and keep the qualifying use going. Stop farming or grazing it, or fail to file, and the valuation can be lost — and Texas also provides for a rollback assessment recovering additional tax for prior years when land comes out of agricultural use.
The result is a household that budgeted for one tax bill and receives a much larger one. Deadlines, qualifying uses and rollback rules are statutory and change, so this is not tax advice — but a letter that says "if you have just bought acreage, ask the Wilson County Appraisal District about the ag valuation in your name before the deadline" is a genuine service, and it earns a conversation that a discount coupon never will.
Rural infrastructure, and the recurring one
Arriving owners take on private wells, on-site septic, propane, generators, long driveways, fencing, gates and brush. Most do not know what they have or when it was last serviced, so inspection-led offers convert unusually well.
One deserves singling out. Many newer rural Texas homes use aerobic treatment systems rather than conventional septic, and those require ongoing maintenance and periodic inspection under state and county rules — which means a service contract rather than a one-off call. For the right business that is recurring revenue attached to every new acreage buyer in the county.
The rest of the list
Central Texas clay moves with moisture, so foundation watering matters and repair work is common on older houses. Hail is a live roofing category. Cedar and brush clearing is constant. Fencing and cross-fencing for livestock, loafing sheds and barns follow for buyers running a few head to hold the ag valuation. Hunting leases and game fencing come up on larger tracts. In the newer subdivisions around La Vernia and Floresville the builder-omission list applies instead: sod, irrigation, fencing, gutters, window coverings, patio covers and water treatment.
Coverage
Floresville (the county seat), La Vernia, Stockdale, Poth, Sutherland Springs, Saint Hedwig — which extends into Bexar County — and the large unincorporated remainder, which is where most of the acreage activity happens.

Freshness
Wilson County snapshots are rebuilt from current county records on a monthly or weekly cadence and deduplicated before release, covering the period you select — which matters for the ag valuation offer, since it is deadline-driven. Last reviewed: September 2026.
Cost and comparison
One-time purchases priced by record volume — commonly 200, 500 or 1,000 records — with current pricing on each product page and no subscription.
Compared with alternatives: national brokers lag in fast-growing rural-edge counties; MLS lists miss private and land transfers, which are a large share here; appraisal district data describes parcels but not recent purchasers; subscription platforms suit continuous multi-county work. Recorded deeds identify the household at the moment it becomes responsible for the land.

Wilson County new homeowner data — FAQ
Which office is the source?
The Wilson County Clerk's official public records.
How do I find buyers leaving San Antonio?
Filter for a mailing address in Bexar County. They keep no service providers who will drive out here.
Does the agricultural valuation transfer with the sale?
Generally not automatically. A new owner usually has to apply in their own name and maintain a qualifying use, and taking land out of agricultural use can trigger a rollback assessment. Ask the appraisal district.
Can I identify acreage rather than subdivision purchases?
Not with an acreage field. Unincorporated geography and sale price are the proxies, and parcel ID matching gives lot size.
Is all of Saint Hedwig included?
It extends into Bexar County, so order Bexar too for complete coverage.
Are phone numbers included?
No; append them through optional skip tracing.
