Here is a pattern worth understanding before you spend anything on Collier County pre-probate leads: the wealthier a county is, the fewer probate cases it files relative to the number of deaths.
That is not a data problem. It is estate planning. In a county like Collier — Naples, Marco Island, Pelican Bay — a large share of property is held in revocable living trusts, and trust property passes to beneficiaries without probate at all. Understanding what that means for your file is the difference between working this market well and wasting money on it.
What pre-probate data is

- The property was in a trust. Most likely at the upper price points. The successor trustee can generally deal with the property without court involvement, which means the family may be ready to act quickly and privately — and will not appear in any court-record product your competitors are buying. A pre-probate record may be the only signal you get.
- It was jointly held with survivorship rights, so it passed automatically to the surviving owner.
- Homestead descent. Florida's constitutional homestead protections can cause a homestead to pass outside the probate estate where a spouse or minor child survives.
- Nothing has happened yet. Grief, distance or disagreement.
- Ancillary administration is required but not started. Common here: many owners are not Florida residents, and Florida property owned by a non-resident generally needs its own Florida proceeding. Florida also restricts non-resident personal representatives unless related to the decedent in specified ways.
You cannot tell which from the file. What you can do is write in a way that works across all of them: address the property and the decision, not the court process. Fewer records, each worth more
Collier produces a lower volume of pre-probate records than the big metros, and at substantially higher values. The economics invert accordingly:
Buy small and work hard. The lowest record tier is usually correct. A 40-record month worked properly will beat a thousand records handled carelessly.
Presentation is part of the offer. A thin postcard to a Port Royal address does you no favours. A well-produced letter, or a genuine referral-style introduction, is proportionate to the property.
Expect advisers. At these values the family frequently has an attorney, an accountant and a wealth manager already. Your letter may be read by a professional, so it should survive professional scrutiny — no exaggeration, no fake urgency, no invented deadlines.
But do not assume the whole county is wealthy. Immokalee and Golden Gate are part of Collier and look nothing like Pelican Bay. The assessed value field should drive segmentation rather than the county's reputation.
Seasonal and second-home reality
A large share of Collier property is seasonal. An out-of-state or out-of-country mailing address flags likely second-home and ancillary situations, and also means the house may stand empty for months — with humidity, pool, landscaping and storm exposure all accumulating. Home-watch, pool service, landscape maintenance and property management are the strongest year-round propositions to heirs who cannot be present.

- Discretion is the currency here. Understated and private outperforms loud and urgent, and word travels in small affluent communities.
- Write to the decision, not the courthouse. Many of these families never go near probate.
- Assume professional readers and write accordingly.

- Never imitate official mail from the court, the property appraiser or a law firm.
