2026 Motivated Seller Lead Data Benchmark Report

The first ListCentral cross-list benchmark, drawn from customer-reported outcomes through H1 2026. Pre-foreclosure leads the field on response rate at 5.2% mail / 11.4% phone. Probate has the lowest cost per closed deal at $2,950. List data older than 60 days loses 55%+ of its response value. Top three states by closed-deal velocity: Cleveland metro (OH), Memphis metro (TN), Phoenix metro (AZ). Full methodology and per-list tables below.

Methodology

This report aggregates self-reported campaign outcomes from active ListCentral customers across all 50 US states between January 1 – June 30, 2026.

  • Panel size: customer-submitted campaign outcomes covering more than 10,000 list records purchased through ListCentral
  • Inclusion criteria: campaigns with at least one outreach touch and at least one return data point
  • Verification: ListCentral verifies the source list, freshness date, and outreach channel; customer-reported responses and closes accepted as-given (no audit)
  • Limitations: customer self-selection bias; survivorship bias toward operators who completed campaigns; conversion varies materially by operator skill, market, and dispo strength

Numbers are medians across the panel. Outliers (top/bottom 5%) trimmed.

Pre-foreclosure tops every channel. Cold calling outperforms direct mail 2-3x per touch but mail compounds over 6+ touches. SMS underperforms phone ~50% but costs ~70% less — best for retargeting non-responders.

Median marketing cost per closed wholesale assignment. Includes list, skip trace, postage, call/SMS spend; excludes operator time.

Probate wins despite slower cycles — heir motivation + equity-rich profile compensates. Multi-list operators (3+ list types) reported 28% lower cost-per-deal than single-list operators.


Headline finding 3 — Data freshness decay

Response rate vs list age at outreach, normalized to 100% at 0-30 day baseline.

Beyond 60 days, more than half the response value is gone. Lists rebuilt every 30 days outperformed 90-day lists by 3.1x.

ListCentral rebuilds every list type at minimum monthly cadence. Pre-foreclosure and probate refresh weekly during high-volume docket cycles.

Mid-tier Midwest and Sun Belt markets dominate — affordability + cash buyer density compress days-to-close. High-priced coastal markets (CA, NY, MA) absent from top 15.

80% of deals close on touches 3 through 7. Operators who stop after 1-2 touches forfeit ~78% of campaign potential. Diminishing returns begin at touch 8.

Adding phone to mail-only cuts cost-per-deal 39% and cycle time 40%. For most operators, mail + phone is the optimal stack.

Recommendations for H2 2026

  1. Prioritize pre-foreclosure and probate for speed-sensitive markets.
  2. Layer phone on top of mail. Mail-only leaves 39% performance on the table.
  3. Reject any list older than 60 days. Response drops 55%+ past that line.
  4. Stack signals. Vacant + code violation alone reduces cost-per-deal ~32%.
  5. Commit to 6-touch minimum cadence. 80% of deals close on touches 3-7.
  6. Pick the right state. Ohio / Tennessee / Arizona dominate velocity.

Data caveats

  • Operator skill is the largest unmeasured variable. Top-quartile operators close 3-5x more on identical lists.
  • Dispo strength matters as much as sourcing. We did not track dispo-side outcomes.
  • No causal claims. Selection bias is present.
  • Self-reported. ListCentral verifies list sourcing and freshness, not customer-reported close metrics.
