The typical home that sold had been listed for 12 days, 4 days longer than a year earlier. 56% of homes went under contract within two weeks of listing. Compared with May 2025, owners listed 16% fewer homes and sales were down 8%.
Price cuts are common: 34% of listings were reduced in May 2026 (2.0 points more than a year earlier). An FSBO owner who has not cut yet may be priced above the market.
