When Nassau County homeowners list

Listing activity is strongly seasonal in Nassau County. Over the three years to May 2026, new listings peaked in April and May, with April running about 35% above the monthly average, and bottomed out in December, about 51% below it. Working Nassau County FSBO leads

  1. Bring the numbers. On a $850,000 home, each 1% of commission is about $8,500, the money most FSBO owners are trying to keep, so a net-sheet comparison lands better than a pitch.
  2. Use the 32-day mark. Half of the Nassau County homes that sold in May 2026 had been listed 32 days or less, so an FSBO still for sale after that is likely stalling.
  3. Time it. Put your heaviest outreach into April and May, when the most Nassau County homes come to market, and ease off in December.
  4. Sell the upside. With 49% of homes selling above list, agents do better pitching wider exposure and competing offers than a discount.
  5. Stay compliant and verify. Stop contacting any owner who says "no agents" or "no investors", confirm ownership and liens in Nassau County records before an offer, and add skip tracing for records without a phone number.

More on working these owners: negotiating directly with unrepresented sellers and using FSBO data to win relistings.
