There were 1,534 homes for sale at the end of May, down 12% from a year earlier, or 3.0 months of supply, still on the sellers' side. The typical home that sold had been listed for 25 days, 2 days longer than a year earlier. 17% of homes went under contract within two weeks of listing. Compared with May 2025, owners listed 8% fewer homes and sales were down 21%.
19% of listings had a price cut in May 2026 (1.6 points more than a year earlier), a moderate share.
For FSBO outreach, this means owners who price well still sell on their own, while those who overprice start to sit, and they are the ones most open to help. The trend to watch: fewer homes for sale than a year ago.
