Prices in Manhattan are still climbing: the median sale price reached $1,450,000 in May 2026, 9.8% above a year earlier. Homes listed that month had a median asking price of $1,395,000, and sold for a median of $1,421 per square foot. The average sale closed at 99.4% of asking price, and 2% of homes sold above list.
There were 5,726 homes for sale at the end of May, down 13% from a year earlier, or 8.2 months of supply, a market that favours buyers. The typical home that sold had been listed for 84 days, 14 days longer than a year earlier. 6% of homes went under contract within two weeks of listing. Compared with May 2025, owners listed 8% fewer homes and sales were down 19%.
28% of listings had a price cut in May 2026 (1.5 points more than a year earlier), a moderate share.
For FSBO outreach, this means buyers have plenty to choose from, so owners who have not sold within a few weeks are often ready to talk to an agent or weigh a direct offer. The trend to watch: fewer homes for sale than a year ago and slower sales than last year.
