Homes listed that month had a median asking price of $729,000, and sold for a median of $413 per square foot. Working Suffolk County FSBO leads

  1. Sell the upside. With 60% of homes selling above list, agents do better pitching wider exposure and competing offers than a discount.
  2. Use the 27-day mark. Half of the Suffolk County homes that sold in May 2026 had been listed 27 days or less, so an FSBO still for sale after that is likely stalling.
  3. Time it. Put your heaviest outreach into April and May, when the most Suffolk County homes come to market, and ease off in December.
  4. Bring the numbers. On a $683,000 home, each 1% of commission is about $6,830, the money most FSBO owners are trying to keep, so a net-sheet comparison lands better than a pitch.
  5. Stay compliant and verify. Stop contacting any owner who says "no agents" or "no investors", confirm ownership and liens in Suffolk County records before an offer, and add skip tracing for records without a phone number.
